UAE VAT (value-added tax) is a consumption tax introduced at a standard rate of 5% and generally applies to most goods and services supplied in the UAE, as well as imports. In practice, the VAT you pay depends on whether the price is VAT-exclusive (VAT added on top) or VAT-inclusive (VAT already included in the sticker price). For VAT-inclusive prices, you can extract VAT using: VAT = Total × 0.05 ÷ 1.05. Some transactions are zero-rated (0%)—for example, certain exports and international transport—meaning VAT is charged at 0% but treated as taxable under the law. Other transactions are exempt, such as certain financial services, many residential property supplies, vacant land, and local passenger transport. For imports, UAE rules calculate VAT on an import value that generally includes customs value plus customs duty and excise (if any). This calculator helps you estimate VAT quickly, but official invoices and customs declarations can differ due to documentation requirements, valuation methods, and specific conditions set out in executive regulations.

What’s the UAE VAT rate today?

The UAE’s standard VAT rate is 5%.

When do I use 0% (zero-rated) instead of exempt?

Use 0% only if the supply falls into a zero-rated category (e.g., certain exports/international transport). Exempt supplies are a different list (e.g., certain financial services, residential buildings in many cases).

If a price already includes VAT, how do I find the VAT portion?

Use: VAT = Total × 0.05 ÷ 1.05 and Net = Total − VAT.

If a seller is not VAT-registered, can they charge VAT?

Generally, VAT is charged on taxable supplies by tax-registered businesses; if the seller isn’t registered, VAT typically shouldn’t be charged.

How is VAT calculated on imported goods?

Import VAT is generally calculated on customs value (incl. insurance/freight) plus customs duty and excise (if any) and related fees.

What is the “reverse charge” and when might it matter?

In certain cases (commonly for VAT-registered importers), you self-account for VAT as if you supplied the goods/services to yourself, reporting it in your VAT return.

Why might my result differ from the tax invoice?

Invoices may apply specific rounding rules, discounts, bundled pricing, or tax treatments; and zero-rated/exempt classification can depend on conditions in executive regulations.

Do designated zones (“Designated Areas”) mean no VAT?

Not automatically. The law allows certain designated areas (meeting conditions) to be treated as outside the State with exceptions and special rules—so VAT may still apply depending on what’s supplied and where it goes.

Is residential rent always VAT-free?

Many residential building supplies are exempt, but there are specific zero-rated first-supply cases and other conditions.

Are exports always 0%?

Exports can be zero-rated when they meet the legal definition/conditions (direct or indirect export outside the applying states, with supporting evidence).
